    Typically, insurance will pay the full amount, less the deductible. Homeowners or the insured will then be responsible for paying the deductible

    What if We Don’t Have Homeowners Insurance?

    Bio-One of Chicago North will visit the property to evaluate the situation and provide a remediation plan. Because insurance isn’t involved, we will work with the homeowner or next of kin directly to negotiate pricing and best next steps to help.
    Renters Insurance
    In many cases, renters insurance only covers personal property. Depending on the circumstances, we may just need to remediate personal property and renters insurance may cover this work, less your deductible.

    if remediation includes changes to the structure of the property (removal of flooring, drywall, vanities, etc.) we will need to get permission from the property manager or property owner to complete remediation.

    Often, Bio-One helps file two insurance claims in these situations. One to renters insurance and one to homeowners insurance.
    Hoarding
    Hoarding, unfortunately, isn’t covered by insurance. Bio-One teams offer estimates and will create a detailed remediation proposal to meet your needs and goals.

    To help with payment, there are often local organizations or social service programs that may be able to help with funding. Ask your Bio-One office if they have referrals for help with payment.
    Discounts and Offers
    Many Bio-One locations actively offer extra discounts for sites involving children, law enforcement officers, other first responders, veterans, and military personnel.

    Be sure to ask about these offers to see if your location is participating.

    Brian and Lynn are reliable, very prompt, communicative, and empathetic. I have worked with them on two separate situations, one involving a dear friend and a multiple home situation. Another situation involved a hoarding tenant. Both times they have been extremely professional and made me feel like our case was solitary focus. They provided detailed reports on end of day and mid day for these bigger jobs and always locked up and communicated about check in and check out of the spaces. In both situations, they listened and learned about the folks with whom they were working to provide search and hold services for specific items.     Was referred to Brian and Lynn at Bio-One from our insurance agent when we had some water in come in the basement during a heavy rain. They suggested we reach out to them to see if we were developing a mold issue. Brian and Lynn both promptly came out the next business day from my call to them. Good news was we had no mold issue and the cost to us for the on site evaluation was zero. My wife and i were very impressed with their prompt response and thorough evaluation of our situation.     We retained Bio One to remove some furniture before my mother's house was sold. Brian came to the house promptly to review what needed to be moved and provide us with an estimate. We liked that Bio One has typical business insurance coverages in place. Some competitors are run more like side gigs without such protections. We also liked that Bio One would deliver anything in condition to donate to Habitat for Humanity. Some competitors will often pitch much of what they pick up and can't find someone to buy/take from them. Brian and his team clearly have moved furniture many times before, and were very effective and professional in clearing the house. We had 1-2 challenging pieces they figured out how to move cleanly. They kept us advised throughout the process and finished well within the time estimates they provided. The pricing seems comparable and competitive with other doing similar work. They also are very personable and easy to work with. My brother decided to keep a bookcase. Bio One had a job the next day near where he lives; Brian and his wife delivered the bookcase to my brother at no additional charge. We would use Bio One again for similar work, and will recommend them to friends and family.

    To provide accurate estimates, it’s critical we visit the property in person. A few of the things our teams evaluate are:

    Biohazard
    Hoarding
    Location of the biohazard incident
    Potential spread of the biohazards in unseen spaces (under flooring, drywall, carpet, etc.)
    Number of items in the home that have been impacted
    Time needed to set up OSHA zones and thoroughly disinfect personal property
    Density of the debris
    Time needed to sort through items
    Identifying items that could be donated or should be saved
    Disinfection process once the clutter is removed
